Mr. Tibor Kukai, as assigned Project Director, currently leads the infrastructure developments of the Northwest Economical Zone [Industrial Park]. The 650-hectare area is located West from the City of Debrecen. The infrastructure projects include the entire public utility networks (fresh water supply, sewerage, rainwater discharge, electricity energy supply, natural gas supply), the completion of public roads and the implementation of railway- and motorway connections to the Industrial Park.

The 400-hectare site of the BMW Group Plant is located within the Industrial Park. Its full-scale land works has been coordinated by Mr. Zoltán Kósa, as the commissioned Project Leader, from finalising the technical program through permitting, design development, tendering up to the successful technical handover. The complexity of the project is indicated by the fact that there has never been an example of such a large-scale site preparation project in Hungary with such a short lead time.

We have been commissioned to provide comprehensive Project & Cost Management services together with Technical Supervision in relation to the reconstruction and refurbishment Project of the Shopmark Shopping Centre. We  were involved at an early project stage when we commenced defining the Project Brief and the Design Program in conjunction with the Client.

The Project included the comprehensive reconstruction and refurbishment of the 52.000 m² GFA Shopmark shopping centre (formerly known as Europark). The construction works commenced during operation, however the shopping centre was then closed for four months. Works included the complete replacement of the front and side façades, installation of new escalators and moving walkways, re-alignment of the slab openings in the Mall, movement of the food court from the Ground Floor to the 1st Floor and the implementation of a newly branded interior design.

We are proud that we have been part of the biggest shopping centre reconstruction Project in Hungary.

We acted as Technical Supervisors on the construction works of the 17,000 m2 new build pre-cast reinforced concrete logistics and office premises in Tiszaújváros. Our services included the supervision of architectural, structural, mechanical and electrical installations together with roads and public utilities. We have also supported the in-house Project Manager of the Property Developer in professional issues including change management with the contractor and the management of statutory consents.

We have carried out the comprehensive design works of our own office including space planning and interior design. We have also built up the 3D model and transferred it into Virtual Reality (VR) where we could walk through the space beforehand.

The Project consisted of the implementation of a 515 m2 office area fit-out including the installation of all related mechanical and electrical systems. Our scope included the design coordination including the verification of the Tenant’s (E.ON) requirements working in conjunction with the design team and the technical representative of the Tenant. The comprehensive project management was carried out through construction management with the involvement of 15 subcontractors. Our scope also included contract administration, cost management and technical supervision up to the turn key hand over.

The Project consisted of the complete office fit out of cca. 3,000 m2 on 2 floors. Our role included:

■ preparation of the design program,
■ management of a design and build tender procedure,
■ preparation of the interior design specification,
■ project & cost management and technical supervision throughout the construction,
■ coordination of mobile furniture procurement,
■ planning and management of the moves.

The Project consisted of the implementation of an Event Centre including the installation of all related mechanical and electrical systems. Our scope included the design coordination together with the preparation of the technical specifications in conjunction with the designers, the management of the construction tender and the comprehensive project and cost management and technical supervision up to the turn key hand over.

The Project incorporated the partial fit out works of NOKIA’s office premises in City Gate and Studium in 3 buildings at 8 floors. Works had to be phased and organised to ensure continuous business operations at all times.

Our scope included:

■  design coordination
■  tendering
■  construction management and technical supervision
■  planning and coordination of phasings and internal moves
■  technical representation towards the property owner.

We acted as Technical Representatives on behalf of the Tenant, NOKIA, who leased out 100% of an 8 storey office building including cca. 24,000 m2 of leased areas.
The areas included one of the biggest IT server park in Hungary at an area of cca. 1,500 m2.
Our role encompassed the preparation of the technical specifications, the project and cost management related to leased areas and technical supervision thereof.
We also planned and managed the move of cca. 2,300 employees to 2 locations (C4 and C2) within 2 months.
